We have for sale a unique plot of land measuring 3000m2 located within Cadaval area of Portugal’s beautiful, Silver Coast region. The land is rustic registered and stands alone with fantastic, un-interrupted views over numerous fields supporting grape vines. Plans have been drawn up by a respected architect and passed by the council (cămara) to construct a 244m2 property.
The property has been designed for protection against the North wind and to capture the sun all day on a central patio area. It can trade as a guest house with five, en-suite bedrooms plus owners, private accommodation, separate lounge, dining and kitchen areas, all of generous size, although it also allows for a complete family home should this be the preference. All rooms are on one level, apart from two bedrooms contained within the lower level, (cav) due to the land gently sloping. Constructors estimates for the build are around 350€ to 400€ per m2 although savings could be made should you purchase materials yourself.
Portuguese building regulations are changing shortly, resulting in rural/rustic land not being available to build on, thus protecting the environment and controlling future development expansion, consequently, plots of land of this size and outlook will be impossible to find. Portugal is also taking steps to ensure “rogue traders” in accommodation cease by introducing a Tourist Accommodation Licence. In anticipation of this, I Tourist Licence has been applied for on this building plot and early indications from the Council approval the project without reservation.
A change in our personal circumstances is allowing someone the opportunity to complete a very prestigious project in a beautiful part of Portugal, with several beaches in close proximity. At this stage of the project, is the asking price but as the build progresses the additional costs will be taken into consideration.
