The house is a mid terraced 2 bedroom property dating from around the 1820’s. The property is mortgage able and a standard mortgage is currently running. In taking this mortgage out I have had no problems. All surveys are available here at the house. I have a valid HIP.
Since buying the property in the summer of 2006 I have invested a large of amount of time and money. The property was bought as a derelict, but as you can see from the attached photos has been transformed into a modern family home.
As you can see from the attached photos downstairs is open plan, with the lounge and dinning area flowing into one. The galley kitchen is off this room. The kitchen itself was completely gutted during my renovation work, with some 5K being spent on it. It has a tilled floor and granite work tops. Leading off the kitchen is the back door and the bathroom. Again the bathroom was gutted as part of the renovation. I have fitted it with a classic and simple white suite.
Upstairs there are the two double bedrooms. Both bedrooms have a modern, light feel to them. Throughout the two rooms there are fully re-fitted wooden floors.
Leading off the second bedroom is a stair way to the attic. If needed this stairway could be removed to provide more space, with another more traditional entrance to the attic being its replacement.
The attic is large and I have been advised by an estate agent that with around 3-5K being invested in a Velux window, this room could easily be converted into a third bedroom.
This is a prime example of the entire property. Whilst I have renovated to a high standard, there is still non-essential development work that could be done which could increase the property’s value.
At the back of the property is an easy to maintain garden which has full access from the next door.
St Dennis itself is a good area to live in offering many positive features. Within a few hundred yards are: a doctors surgery, a pharmacist, a pub and 2 local shops. The village itself is surrounded by some beautiful countryside.
Within a few minutes it is possible to be on the A30 which is the main road in Cornwall. Added to this Truro, Newquay and St Austell are with 10-15 minutes drive, with St Ives, Penzanance and Wadebridge a little further.
I am selling the house so I can move into my partners flat. If it were possible to keep hold of I would love to. It is only through some bad experiences with estate agents that I have decided to take this route. I truly believe that this property could provide a good family home, a sound rental investment or a summer holiday home
